A great inexpensive lock set. I wish it came in a polished Brass. I ending up removing the finish with a wire brush to get to the base brass to blend with the hinges. Very easy to install. Cut the mortise first for the lock part then set the flange remember the hole is offset by about a 1/2 inch so if you want the hole centered you will need to offset the lock, the same is true of the latch pocket.
