I purchased the rod to replace one side which had broken after six years of abuse. (My wife loaded the rod to the max with heavy winter clothes and let it free fall when she lowered it. Consequently, the plastic housing of the rotating mechanism split.) After replacing the left side mechanism it now works fine with a little "braking" assistance when lowering. It does exactly what it was designed to do.

Does it have to be side mounted? Have a remodeled closet with 12' ceiling, wanting to use several of these all around the closet.

BEST ANSWER: Crystal, looking at mine it does look like it has to be side mounted. Mine is in a cupboard in my laundry room. I love it for hanging my permanent press right out of the dryer. I understand your wanting to get full use out of your closet's height. Good luck! Hope this helps.
The spec says that the weight capacity is 25 lbs. - is it really the same for all three sizes in all of their configurations?

BEST ANSWER: I did not weight the cloths so I really can not answer but I used Conan since approach what weight felt right and I control the speed it comes down by restraining it from dropping hard or fast.
How far from the back wall does the rod extend when it is in its lowered position? I am working on a 24" deep reach in closet that is 8'6" high and am wanting to know if I can hang a rod near the ceiling without bumping into the inside wall above the door, when the rod is being lowered. Does that make sense? Thank you!

BEST ANSWER: The hanging rod extends 41.75" from the back wall in the lowered position. The rod is mounted such that the hanging rod is 12" from the back wall in the upright position which is necessary for the hanging clothes to clear the back wall.

BEST ANSWER: The height of the bar, when in the lowered position, is determined by the height that the unit is mounted inside of the cabinet.
My cabinets are 18 inches wide, can I cut 5 inches off of each end of the hanger rods and replace the caps? Is the hanger rod made of tubing (versus a solid bar)?

What are the dimensions of the lowering mechanism (black box shown in photo)? Is there one on either side of the cabinet? The picture only shows one, and they look pretty big.
